Tidbits of info that can be helpful in either buying or selling and choosing the right REALTOR to represent you. I signed up for their newsletter and I like its format. Always something new. But talking about incentives, the sellers are offering help with closing costs, home warranties, first mortgage payments etc. All sorts of monetary help. But agents are also looking for incentives to show houses and write contracts. A cash bonus on top of regular commission is good as long it's not more than the commission itself. Agents however, need to be careful that they are not steering other agents to show only their houses by dangling a "golden carrot" Offering too much like cars or vacations can make people greedy and their practices can be unethical. Consult a REALTOR, who can search the MLS plus the local County Appraisers Office records to find real and <em>true</em> comparisons. On zillow.com it all looks good and it does have great info for buyers and sellers, however, it pulls info only from the property appraisers website. It compares houses very generally not taking into consideration the condition of the home; was it sold "as is"; upgrades etc. You can plug in all the amenities, condition and upgrades of your home, but how on earth does it know about other homes. The MLS is a sure way of finding that out because it narrows it down and gives you are more in-depth report. So start at Zillow.com but get professional help. Please<br /><br /><strong>FYI</strong>... as a Buyer you don't have to pay for a real estate agent. Their commission is usually paid by the seller. So it doesn't cost you a cent to have their professional services. So why not let them do all the leg work! Home warranties are excellent to include too. Plus having the title search already prepared and ready for closing; and even a home inspection with a list of any repairs that have been made is good. But incentives are getting more popular and more interesting. Cars for one are a novelty. The seller paying closing costs and even paying the first years homeowners insurance. Wow! But how about the seller paying discount points on the buyers' mortgage loan to "buy down" the rate? So talk to your local lender and discuss how they can create some incentives to entice a buyer.
